I already own my land in a very rural area in NC. I’m interested building either stick built or a BARNDO on my property. I meet the income guidelines within the area. Where do I start ??
5 yr cost take into account minimum 15% inflation - and more like 20$ tracking with lowering rate dot plat projections by FED and Fannie Mae? No!. Or that after 1 year rates will be 5/5 and of course thats when you buy down rate not now/ Marry house, date mortgage. Wait for perfect home and you price yourself downward!

I know this is a bit of an old video but if anyone could answer it would be helpful as I’m in the beginning stages of buying my first home. Can you combine buy down points along with the 2-1 buy down? I have a little bit saved up (around 54k across accounts) I know with my current income and very possibly using a FHA I can afford that 7%+ but if the market does not adjust how I think it will in the next 2 years. Instead of being locked at that 7 could I possibly be locked at 6.5 if I buy points as well?
Yes, you can do a permanent buy down and a temporary buy down at the same time :)

Hi, I’m an homeowner in CA. My boyfriend at the time (now ex) bought a house 2 years ago in hopes of building a life together, but didn’t work out. We both agreed that I’ll be living in the house since I put down all the money. Now it’s been 2 years and Im hoping to get his name off the title without having to sell the house. Not to mention I just started a new job as well, a government job so it’s stable. What are my options? Thanks in advance :)
If he's on the loan, the only option is to refinance to remove him from the loan. If he's only on the title and not the loan, you can file a quit claim deed (only around $100 with a title company) to remove him. In both options, he will legally have to consent to being removed
Off topic to qualify for a USDA loan, how far back does the loan officer need from your bank statement ?

Honestly...IF an appraiser sees the sales contract with this baked in GAP, that will give him more leverage to reduce his appraisal...Everyone knows that to be a FACT
A gap is not a valid data point on an appraisal. An appraisal doesn't start with a price and then get reduced. A price is assembled base on comparable homes.

Realistically speaking though, who on low to very low income could possible afford these monthly mortgage payments?
USDA Guaranteed is for moderate income. USDA Direct is for low income. The Guaranteed income limits are usually around $90,000 and can go higher in certain areas.

Hey Kyle question, can you refinance a loan if you got it as a 30 fixed rate? If I bought a house with a 30 year fixed rate, could I refinance in a few years if interests drops down low again? Thanks for your content.
You absolutely can. You can refinance whenever you want. And when you refi, you don't have to go back to a 30 year term. Let's say you refi in 5 years, you could refi into a 25 year loan so you don't stretch out how long the mortgage is for.

This was great and so informative. I am currently enrolled in a first time home buyers course and they mentioned needing a real estate attorney as well, i noticed you didnt mention that in this video, is this something you dont think is needed?
An attorney is required in some states, and can be beneficial. However, the deals I've seen with an attorney involved, the real estate agent does everything and the attorney does practically nothing. In almost every real estate transaction, the contracts are standardized by a board, so having an attorney isn't largely beneficial over a real estate agent in most transactions in my opinion.

If the APR is the cost of the loan, why can't I just compare the APR for all the lenders?
APR is only focused on the cost over 30 years. Almost no one holds a loan for 30 years. Often, one loan is cheapest in the first 5 years for example and then another might be cheaper after that

I can’t believe I have been wasting my damn time watching the revenue app guy for years. I finally blocked him from my feed bc I was like this is just gloom and doom and he’s banking on views. but lately the comments were dogging him about his predictions that never happened. so I finally caught it as well, anyways this channel I found yesterday it’s been so incredibly helpful and this is not as complicated as others have made it sound. I have been renting since I was 23 in college , I moved from orlando to fort lauderdale for work and be by beach and friends, & I loved that area, but it’s pricey. so i got a remote job this year and i’m back at my parents saving up money to buy a 2/2 this year and I watched the 6 month plan and im very much farther along than I thought! I have lenders and realtor friends who said exactly what the videos have said so that makes me feel confident in their trust. i will always do my own research as well! Yes, you can cash out refi to cover your debts and then rent out that home
